RESIDENTIAL ENERGY PERFORMANCE CERTIFICATES (EPC)
1st October 2008 marked the introduction of the Energy Performance Certificates (EPC) for ALL residential properties offered for rent.
EPG have produced in-excess of 2,500 EPC’s specifically within the residential rental market for private landlords, letting agents and social housing providers.

Periodic Electrical Inspections / PAT Testing
All electrical installations should be subject to a regular programme of testing and inspection to comply with current legislation. You must ensure that all necessary precautions are being taken to reduce the risk of injury or death through electrical failure.
Periodic Electrical Inspections and PAT testing should be considered when any residential property is rented or at a minimum interval of 5 years for periodic electrical inspections and EVERY Year for Portable Appliance Testing
The 17th edition of BS7671:2008 wiring regulations were first published in January 2008. From 1st July 2008 any installation that is tested, designed or constructed will have to comply with the 17th Edition regulatory changes, and will only fail if it is unsafe.
These amendments bring the UK in line with European standards and the additional requirements are quite wide ranging.
Our specialists are fully qualified and experienced electrical inspection engineers trained to 17th edition (City & Guilds 2330level 3, City & Guilds 2391), and able provide a service to ensure you or your clients are fully compliant.
The Gas Safety (Installations and Use) regulations 1998 place explicit and unambiguous requirements on landlords to ensure the safe operation of gas appliances under their control. These regulations are ably supported and policed by the Gas Safety Register (CORGI)
Working with individual landlords and letting agents EPG provide a first class service in the provision of Gas Safety Certificates for residential properties owners, managers and agents ensuring that their legal position is fully covered.
